To name a few:
Sometimes a builder will prefer to sell to us in order to “seed” a new subdivision or finish an existing one. We work only with management and not the typical “on site” sales people. Thus, the builder is able to eliminate a substantial amount of the normal marketing, selling, administrative and carrying costs! This translates into a lower purchase price for our investors. Occasionally, builders need to increase sales volume due to the need to meet “publicly” reported budget expectations. We can deliver that volume because of our investor base. It’s not uncommon for a builder to need to sell additional units before the creditors will provide new financing which might be needed to support new subdivisions or the completion of old ones. Our Group has exclusivity on price, but not on individual units. Thus, the Builder can sell direct to the public simultaneously, and then average their price results.
